Need advise where to start getting out of a lease and what to look for at the county office so my land is clear of this lease. I have 81 acres in Jefferson co. Ohio leased from my Dad in 2007 for 50.00 an acre and 12% royalties. CHK didn't send the pitiful lease payment this year now I need to make sure my land is clear for future leasing at some point.
If it were me I would go to my library, where they keep on hand a book of pro-se forms, or search the internet for one to use to request a release of your property for failure to abide by the lease terms.
Have your request notarized and sent registered mail requiring a signature.
This will require time and effort on your part but if Chesapeake defaulted on the lease terms you would be able to get the lease off your deed.
You should find assistance at the auditors office to find your deed and any attachments to it. Don't go at lunch time.
Failing that you will need to hire representation to do so.
